Description
Stansell Electric Company, Inc. is seeking an experienced Project Manager with Electrical and/or Security systems knowledge. We are based in Nashville and have a satellite office in Chattanooga. PROJECT MANAGEMENT JOB DESCRIPTION:
The Project Manager is responsible for the daily management, supervision, coordination and successful completion of construction projects to optimize time and cost objectives with respect to contracting, scheduling, and estimating/bidding contract functions. The project manager has the sole project responsibility from project conception thru completion. Will also be required to estimate smaller projects.
Projects include installations, upgrades, or major renovations in Electrical, Solar, Security, and Data Cabling systems.
Responsibilities
1) In coordination with Preconstruction/Estimating, develop an initial schedule and provide detail to schedule as required for project. Once schedule is developed and sequenced, update, maintain, communicate and manage all vendors and subcontractors to the schedule. When Stansell Electric Company is not the prime contractor, coordinate and integrate your schedule with that of the prime contractor.
2) Oversee and monitor administrative procedures for the project. These procedures are to conform to Stansell Electric Company’s established policies and procedures. These include but are not limited to: project set-up, contract review, project contacts directory sheet, project and field use project manual, project files, emergency contacts directory, etc.
3) Keep informed on and ensure that all requirements of insurance, safety, labor relations and Equal Employment Opportunity are met. The project manager is directly responsible for implementation of on-site safety program.
4) With assistance from preconstruction/estimating, help develop, review, approve, and implement the project budget and assist in transfer from estimating software into Viewpoint Project Management program. All project management activities will be performed within the Viewpoint Software Management system.

6) Buy-out and prepare material/equipment purchase orders and subcontracts for all assigned projects. Maintain a material status log schedule outlining dates specific pieces of materials/equipment are required for a particular project.
7) Coordinate and provide direction for accounting, cost and construction functions as they relate to completion of assigned projects. Project Manager is required to do monthly “cost to complete” and revenue projections on all active projects.
8) Possess working knowledge of all project plans, specifications, Owner Contract, subcontracts, purchase orders, daily correspondence, shop drawings, submittals and all other project related documents and assist project superintendent/foreman in maintaining a complete and accurate set of ‘As Built’ documents.
9) Assure that those individuals involved in your project, whose functions require knowledge and understanding of the general contract and subcontract requirements, receive and understand the information. These items should be addressed thoroughly in the pre-job planning meeting.
10) Initiate, establish and maintain working relationships with owner, architect, engineer, inspector and subcontractors to facilitate construction activities and to realize future opportunities for repeat business. Represent Stansell Electric Company at project coordination meetings.
11) Review and approve vendor, subcontractor and miscellaneous invoices for your project on a bi-weekly basis and always prior to monthly cut-off.
12) Using Viewpoint Software negotiate, prepare, issue and execute change orders to owner, design team, subcontractors, vendors and others and prepare revisions to original contract estimate as a result of changes/revisions to Stansell Electric Company’s scope of work.
13) Ensure timely and accurate billings and accounts receivable.
14) Ensure timely project completion through project scheduling, expediting of material deliveries and the management of materials. With the assistance of the project coordinator, manage/oversee the entire submittal approval process for materials, equipment, applicable shop drawings, etc.
15) Provide direction and training of subordinate project team members. The development of our people and our future success depends on the Project Manager being a good trainer/leader/mentor to team members.
16) Hold project team staff meeting on a regular basis for communication of information. Proactively identify and solve problems to minimize risk.
17) Manage the close-out process. This includes providing all specified items listed within the project specifications, or as requested by project owner, so as not to delay release of project retainage upon project completion. Project closeout should be complete within 90 days after completion of on-site construction work. Project manager shall hold post mortem on all large projects
18) Be familiar with and follow all Stansell Electric Company policies and procedures. Become proficient with software including but not limited to Microsoft Project, Viewpoint, Microsoft Word, and Microsoft Excel.
19) Continually participate in internal training sessions and remain focused on continuous improvement of the business. Be supportive of and mentor entire project support staff.
20) Be pro-active in cash flow management
Qualifications
Required:
- Must have six to eight years Project Management experience in the construction field
- Journeyman Electrician or Security Technician background
- The qualified candidate must be knowledgeable in Electrical, Security or I.T. Systems, in order to accurately portray Stansell's Technlogy products and services to customers, providing some technical and/or electrical advice.
- Must have exceptional communication skills, including the ability to sell change orders through understanding of the product lines offered.
- Must have great organizational skills.
- Strong computer skills using Microsoft Office suite (i.e., Word, Excel, Outlook) are also required.
Preferred:
- Exposure to scheduling software (i.e., Microsoft Project, Primavera, Timberline)
- Fire Alarm or Health Care experience
- Security Systems experience
